The hinges on a modern casement window are friction stays — sliding arms that both carry the sash and hold it open at any angle. When they wear, the sash drops, catches on the frame, stops holding position in wind, or will not pull up tight onto its seal.

A dropped sash also stops the locking points engaging properly, so a hinge fault often gets misdiagnosed as a lock fault.

Signs the stays have gone

  • The sash catches on the frame at the bottom corner as it closes
  • You have to lift the sash to get the handle to turn
  • It no longer holds position and swings in wind
  • Visible rust, or a bent arm
  • Draughts on one side because it will not pull onto the gasket

Egress hinges

Any window that is a designated means of escape from a habitable room needs egress stays, which open far enough to give the clear opening the building regulations require. Fitting standard stays to an escape window can quietly remove your fire escape route. If the window is a first-floor bedroom, say so.

Always replace in pairs

Both stays carry the sash together. Replacing one worn stay against one new one twists the sash and the new one fails early. It is a pair, always, and both must be the same length and load rating for the sash weight.

Why does my window catch at the bottom when I close it?

The friction stays have worn and the sash has dropped. Replace the pair and it lines back up.

Can hinges be adjusted rather than replaced?

Sometimes a little, and sometimes the fault is the keeps rather than the stays. Once the arms are worn or bent, adjustment will not recover it.

What are egress hinges?

Stays that open wide enough for the window to serve as a means of escape. Required on designated escape windows — tell us if the window is one.

Do hinges have a weight rating?

Yes. Heavy sashes, and anything triple glazed, need the correct load rating or the new stays will fail early.

Can I replace friction stays myself?

If you can support the sash safely, yes. It is a supply-only part. On anything large or above ground floor, take the fitting.
