If a window or door is broken and the property is not secure, the first job is making it safe — not measuring for glass. We board up and secure the same day, then come back and glaze it properly once the right unit is made.
Glass in a door, in the side panel next to a door, or below 800mm from floor level in a window, is a 'critical location' under Approved Document K. It must be safety glass — toughened or laminated — and it must be marked as such.
A glazier who puts ordinary float glass into a door because it was in the van is creating a serious injury risk and an invalid installation. If your existing glass is broken and it was in a critical location, it must be replaced with safety glass.
Report to the police and get a crime reference number before repairs where you can — most insurers require it. Photograph the damage before anything is boarded. We can provide an itemised invoice for the claim.
Boarding up is almost always covered as emergency make-safe under a standard buildings policy, even where you would otherwise be paying an excess.
| Job | Typical cost |
|---|---|
| Emergency boarding up per opening | £90 – £180 |
| Same-day glass replacement, standard pane per pane | £120 – £280 |
| Toughened safety glass, replaced per pane | £150 – £350 |
| Lock / locking mechanism replaced per lock | £80 – £180 |
Ranges include VAT and installation. Final price depends on size, spec, access and site condition — a survey gives you a fixed number.
Same day, where we have a fitter free in your postcode — usually within a few hours for a make-safe. Next day everywhere else. Boarding up and securing the property comes first; the permanent glazing follows once the correct unit has been made.
Typically £90–£180 per opening, depending on size, access and time of day. Same-day glass replacement in a standard pane runs £120–£280.
Emergency make-safe work after a break-in or storm damage is normally covered under a standard buildings policy. Get a crime reference number first if it was a break-in, photograph the damage before boarding, and keep the itemised invoice.
Sometimes — ordinary float glass and some standard toughened sizes can be cut same day. A sealed double glazed unit, or anything toughened to a non-standard size, has to be made, which normally takes 24–72 hours. The opening is boarded and secure in the meantime.
